Co-op Homes is committed to providing homes that are in a good condition for our tenants and achieve an EPC energy level of "C" or above . Our asset management plan is designed to help deliver on these promises as it makes provision for the major, planned and cyclical works required to achieve this. The budget for major works over 2024-2025 is £670,000.
Our Asset Management Plan approved by Co-op Homes' Board of Management. We use a combination of factors to create the plan, including a continual assessment of the condition of the stock (our homes), our financial resources and our residents' priorities. The over-arching plan is formally reviewed every six months and takes account of feedback from:
In addition, when formulating and reviewing the plan we consider:
Whilst Co-op Homes' properties are generally in a good condition due to their age and our previous investment in the asset management programme, our aim is to ensure that works are distributed evenly across our property portfolio. This will make sure that all our properties receive some level of improvement and investment across a 5 year period and that we're on track to make sure all homes achieve an Energy Performance level (EPC) of "C" or above. The table below summarises our plans for 2024 and 2025 across a selection of properties* in the following areas:
* Individual properties selected according to priority and eligibility criteria
All residents in the selected addresses are notified and consulted about intended planned works in advance of any project. If you would like to discuss this or any aspect of our Asset Management Plan, please do not hesitate to contact us. |
